If you are paying cash all you would eventually need is a tax id A.K.A: ITIN number. No visa required. If you are obtaining finance odds are you will be required to get a Visa.

This is a niche product the majority of banks do not do these types of loans. Normally that banks that handle these types of loan have subsidiaries all other the world. The one my clients use the most is H.S.B.C., we deal with a local office in Beverly Hills.

Buying a Property in the United States as a foreign national

Below are listed some of the guidelines for Foreign Nationals to obtain a property loan in the United States. The loan will have to be at least a (loan to value ) LTV of 60%. In other words you will have to put down 40% of the value of the property.

You must be in the United States having entered legally see list of acceptable visas. (Listed below).

o Funds must be deposited in a bank in the United States (no seasoning)

o The loan could be for the home you will reside in why in the U.S or a second home, investment and vacation properties are acceptable as well

o cash-out refinance

o All amount considered for loan must meet LTV ratio.

o You may not need a social security number, green card, U.S. work history or credit history

o In most cases no documentation or credit report

o Original and or certified copy of valid passport from your country of origin
